Privacy Policy

Appraisal IQ ("Appraisal IQ," "we," "us") is operated by Parakova, LLC. This policy explains what we collect when you visit GetAppraisalIQ.com or use the Appraisal IQ app, how we use it, and the choices you have. It is written for appraisers, so the short version comes first.

1. Information we collect

Account information. Your name and email address, and any profile details you choose to add, such as license level, states, license number and expiration, usual loan programs and report format, and supervisor or trainee relationships.

Billing information. Payments are processed by Stripe. We receive your subscription status, plan, billing dates and the last details Stripe shares with us (such as the card brand); we do not receive or store full card numbers.

Report content you submit. When you run a QC, use Talk it through, or use other tools, the files you add (report PDF and XML, engagement letters, contracts, emails, MLS exports and similar documents) are opened in your browser. The text needed for the task, and page images if you choose to include them, are sent over an encrypted connection to our AI provider to produce your results. We do not save the files, the report text or the full results on our servers. Results you download, such as QC PDFs and work file records, are saved to your own device.

Report file history. To show your score history and support re-checks, we keep a limited record for each report file: the subject address (or a fingerprint of it), finding titles and severity, scores, and your Fixed or Ignore decisions and any notes or reasons you type. This record is deleted automatically 30 days after the file is started. Numbers-only statistics (counts and scores) are kept for your progress view.

Trainee and supervisor features. If you use a trainee account, your coaching QC results (score, findings, suggested fixes and subject address), your Fixed or Ignore decisions and the messages you exchange are shared with your supervisor in a private conversation and stored so you can both see them. Supervisors can turn off automatic sharing of QC results.

Usage information. Counts of QCs and other requests, the AI processing used for each request (token counts), timestamps and run identifiers, used for billing limits, service quality and cost control. Our hosting providers also keep standard technical logs such as IP address, browser type and request times.

Cookies and local storage. We use your browser's storage to keep you signed in and remember preferences (such as theme, mode and whether you have seen the welcome guide or release notes). We do not use advertising cookies. The website loads fonts from Google Fonts, which receives your IP address when the page loads.

2. How we use information

• To provide the service: run reviews and writing tools, apply your plan's limits, and show your history and progress.
• To create your account after checkout and send account emails such as password links, receipts and service notices.
• To support trainee and supervisor features you choose to use.
• To keep the service secure, prevent abuse (including repeat free trials), and fix problems.
• To improve the service using aggregated, numbers-only usage information.
• To comply with law and enforce our Terms of Service.

We do not use your report content to train our own models, and we do not sell or rent personal information.

3. Who we share it with

We share information only with service providers that help us run Appraisal IQ, under contracts that limit their use of it:

• Anthropic (AI processing of the text you submit, under its commercial terms).
• Supabase (account database, sign-in and server functions, hosted in the United States).
• Stripe (payments and billing).
• Netlify (website and app hosting).
• Resend (account and service emails).

We may also disclose information if required by law, to protect the rights and safety of our users or others, or as part of a merger, acquisition or sale of assets, in which case this policy continues to apply.

4. Your appraisal clients and confidentiality

You remain responsible for your obligations to your clients, including USPAP confidentiality requirements and any client restrictions on the use of AI tools. Appraisal IQ is designed to support those obligations: report files are not stored, and you can save a work file record of any output you rely on. If a client prohibits AI tools for an assignment, do not submit that assignment's content.

5. How long we keep information

• Account and billing records: while your account is active and for a reasonable period afterward for legal, tax and accounting purposes.
• Report file history: 30 days from when the file is started.
• Trainee and supervisor messages: while either account is active, unless deleted sooner.
• Numbers-only usage statistics: kept to show your progress and to operate the service.

6. Security

Information is encrypted in transit. Access to stored data is restricted by account and role. No system is perfectly secure, so please use a strong password and keep it private.

7. Your choices and rights

You can update your profile in the app, cancel your subscription from Account at any time, and ask us to access, correct or delete your personal information by emailing support@getappraisaliq.com. Depending on where you live (for example, California), you may have additional rights; we will honor them as required by law and will not discriminate against you for using them.

8. Children

Appraisal IQ is a professional tool for appraisers and is not intended for anyone under 18.

9. Changes to this policy

We will post any changes on this page and update the effective date. If a change is significant, we will tell you in the app or by email.
