Terms of Service

Effective October 25, 2026

These terms are an agreement between you and Parakova, LLC ("Appraisal IQ," "we," "us") for your use of the Appraisal IQ app and GetAppraisalIQ.com (the "Service"). By starting a trial, subscribing or using the Service, you agree to them. Our Privacy Policy explains how we handle information.

1. What Appraisal IQ is, and isn't

Appraisal IQ is a decision-support tool for real estate appraisers. It reviews reports you submit against published guidance, explains findings, and drafts wording for you to review. It does not develop value opinions, select comparables, decide your adjustments, or sign or certify anything.

You remain responsible for your appraisals, including their analyses and conclusions, your compliance with USPAP (including the Ethics, Competency and Record Keeping Rules and Advisory Opinion 41), licensing rules, and your clients' and lenders' requirements. Output can be wrong or incomplete; review it before relying on it, and keep a work file record of any output you rely on. Nothing in the Service is legal advice.

2. Who can use it

You must be at least 18 and use the Service for your professional appraisal work or training. Trainee accounts are created by a supervising appraiser who holds a trainee seat. You are responsible for activity on your account; keep your password private and tell us promptly about any unauthorized use.

3. Plans, trials and billing

4. The First 3 Reports Guarantee

If you run your first 3 reports through Appraisal IQ and it does not identify at least one issue worth fixing, we will refund your first paid monthly subscription fee. To claim it, email support@getappraisaliq.com within 30 days of that first charge. The guarantee is limited to one refund per person or firm and covers the base subscription fee only (not QC packs or taxes).

5. Your content

You keep all rights to the reports, documents and text you submit ("Your Content"). You give us permission to process Your Content only as needed to provide the Service to you, including sending it to our AI provider. You confirm you have the right to submit it, including under your client agreements; if a client prohibits AI tools for an assignment, do not submit that assignment's content. We do not store your report files, as described in the Privacy Policy.

6. Acceptable use

Do not misuse the Service. For example, do not share accounts, resell access, attempt to get around plan limits or the one-trial rule, interfere with the Service's security, scrape or copy it to build a competing product, or use it to produce misleading appraisals or to pressure any appraiser's independence.

7. Beta features

Features labeled Beta or Demo, such as Adjustment Support, are provided for evaluation, may change or be withdrawn, and should be checked against your own methods before you rely on them.

8. Our intellectual property

The Service, including its software, design, prompts and the Appraisal IQ name, belongs to us and our licensors. Reference materials in the library belong to their publishers and are provided for your reference.

9. Availability and changes

We work to keep the Service available but do not promise it will be uninterrupted or error-free. We may improve, change or discontinue features; if we discontinue the Service entirely, we will refund any prepaid fees for the unused period.

10. Disclaimers

To the fullest extent the law allows, the Service is provided "as is" and "as available," without warranties of any kind, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that any report will be accepted by a lender, AMC, reviewer or agency.

11. Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, fees or business, arising from your use of the Service. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim arose.

12. Termination

You may stop using the Service and cancel at any time. We may suspend or end your access if you breach these terms or misuse the Service, with notice where reasonable.

13. Governing law

These terms are governed by the laws of the State of Nevada, without regard to conflict-of-law rules. Disputes will be resolved in the state or federal courts located in Clark County, Nevada, unless the law requires otherwise.

14. Changes to these terms

We may update these terms. We will post changes here and update the effective date; if a change is significant, we will tell you in the app or by email before it takes effect. Continuing to use the Service after that means you accept the updated terms.
